Terrace 3 bay four-storey over basement, constructed c.1795, having two-storey over basement return to the rere, basement light wells to front and rere of main part of house, garden converted to parking to the rear. Interior re-modelled early-mid-20th century for office residential use. The house is typical of kind on the square with four stories over basement and three bays with a lateral entrance leading to a hall and stair hall with reception rooms front and back to one side. An open-well staircase leading to the main interconnecting reception rooms on the first floor, and bedrooms previously located on the second and third floors. Below the ground were the kitchens and storage areas, vaulted under the entrance hall.

This report is an architectural appraisal of 57 Merrion Square South (previously No. 5 Merrion Square South) for a planning application by O’Briain Beary Architects for proposed internal and external alterations, general refurbishment works, new garden courtyard, installation of new services, fire upgrading and fire detection, a program of conservation and accessibility works to the basement, ground and first floors only. The building is currently in Office Use.

Dorman Architect’s Architectural Heritage Impact Assessments included historical research; architectural description and composition; a detailed inventory with photographic record; methodology guidelines for all repair and re-instatement works; an appraisal of the proposed works and concluding assessments. The AHIA was carried out in 2015. In 2019 we were engaged to inspect to defective roof finishes and advise on emergency short term repair work required following severe rain ingress and to devise a methodology for long term conservation roof works.
